Building permit application

The contractor prepares the building permit application documents on the basis of the design drawings, which have been developed in line with the wishes of the client and form part of the contract.

These include:

  • Building permit application form
  • Permit planning with the architectural drawings (floor plans, elevations, section) at a scale of 1:100
  • Building description
  • Calculation of the enclosed volume in accordance with DIN 277
  • Calculation of the ground and floor areas
  • Calculation of the living and usable floor area
  • The costs of requirements imposed by the authorities, such as checking structural engineer's, permit and acceptance fees, noise,

fire protection and vibration calculations/verifications, certificate of absence of unexploded ordnance, as well as the costs of the land survey and the preparation of the official site plan with calculations and project entry, are borne by the clients.

  • The client provides the documents (advance copy of the site and elevation plan, sewer depth plan showing the position and

depth of the drainage pipes, as well as the position and depth of the manholes before and after connection by the local utility providers, planning specifications of the utility company (service entries) and evidence from the building authority regarding the development plan or §34 BauGB) relating to the building plot and the registration of any easements (e.g.

building encumbrances).

The documents are presented to the client for signature and are then submitted by the client to the competent authority. A complete set of building permit application documents remains with the clients. Once the building permit application documents have been prepared, the energy calculations and the structural analysis are prepared and handed over to the client.

The dimensioned plans (updated planning) at a scale of 1:50, in accordance with the Richter Haus standard, are used for construction.

If, after the building permit application has been submitted, the client wishes to make changes to the plans or drawings, these are chargeable and will be invoiced on the basis of the effort involved. It is irrelevant whether or not these changes require a permit. Our planning office will inform the clients in advance which services are specifically associated with reduced or additional costs. Richter Haus will record the subsequent changes in a quotation which, once confirmed by the client, becomes part of the actual building contract. We would also point out that a change to the plans may also lead to a longer permit procedure, as in some cases authorities, checking structural engineers etc. have to be involved.

Site management

Complete site management and construction supervision for the contractually agreed scope of services is carried out throughout the entire construction period, from the site meetings to acceptance/handover, by a qualified site manager of the contractor. The site management also remains the point of contact for the clients during the warranty period.

Airtightness test

The airtightness of a building is measured using the differential pressure measurement method (blower door test). The method serves to detect leaks in the building envelope and to determine the actual air change rate. The aim of every building project should be to achieve optimum living comfort and to minimise the energy used for this purpose.

As part of our quality assurance, after testing by a qualified measurement service provider you will receive the certificate and test report of the blower door test. If the interior fit-out is carried out using the client's own labour, no airtightness test is carried out or it can be commissioned subsequently.

Soil survey report

A key prerequisite for the planning and construction of your house is the correct assessment of the existing ground. For this purpose, a ground investigation is carried out. Its type and scope depend on the difficulty of the structure and the ground conditions to be expected.

The simplified geotechnical report makes statements on the stratification, the ground water and stratum water level encountered, soil-mechanical characteristic values, soil classifications and notes for construction. For this purpose, two diagonally positioned exploratory boreholes and dynamic probing are carried out in the intended foundation formation level. (House without basement - 5m deep, house with basement - 6m deep).

The soil conditions found by the soil survey report are taken into account in the structural analysis of the house and optimally matched to your house. A load-bearing ground of soil types 1, 3 and 4 in accordance with DIN 18300 with a load-bearing capacity of 200KN/m² and no risk of groundwater is assumed. The house price includes waterproofing work against soil moisture and non-pressurised water, in accordance with DIN 18533, water exposure class W1.1-E.

If the soil report determines other ground conditions or water exposure classes, the scope of services and costs increase accordingly.

TÜV construction monitoring

We additionally have all building sites inspected by TÜV in multi-phase construction monitoring for quality and construction workmanship. TÜV prepares a detailed report on each inspection and makes it available to the clients and to us. Houses with a foundation slab receive 3 and houses with a basement 4 TÜV site inspections.

02Site set-up

The plot made available for the development must be of such a nature that the necessary construction work can be carried out unhindered and without interruption.

A straight access, freely passable from the public highway and not restricted by structures, of at least

3.50m wide must be created to the plot/excavation – for vehicles with special dimensions, such as articulated lorries up to 40t gross weight and lorry cranes. This also includes the suitability of the access roads for the above-mentioned vehicles. For a crane, a sufficiently load-bearing standing area of approx. 6x6m must be ensured, as well as any necessary crossings over existing pavements. The ground surface may show a maximum height difference of 10cm in total (+/-5cm).

Necessary permits and measures for the use of public highway land, such as signage, pavement crossings, road closures etc., are obtained, commissioned and paid for by the clients.

To enable the building project to be carried out, the client must provide clear building access, that is, the building site and the access must be free of trees and remains of buildings, with sufficient free space for site set-up, for material storage and space for storing the excavated soil (which can be disposed of at a charge). Clear building access must also be established in the area of the future house. This area must be free of cables and pipes, such as electricity, water, telecoms, gas or similar, and cleared of structures such as old foundations and pits. The removal or insulation of overhead lines before the start of construction is likewise the responsibility of the clients. The building site must also be secured against unauthorised entry, e.g. by the client providing a site fence.

The client is responsible for the location and uncovering of the boundary stones or plot markings. The surveying of the plot by a publicly appointed surveying office and the setting out of the building likewise lie with the client.

The clients must provide a site power box with a site power distribution board in accordance with the requirements of VDE 0100-704:2018-10 (16A/230V and 32A/400V), fitted with a combination lock. The construction water supply must have a 3/4 inch connection and approx. 5 bar line pressure as a fixed connection with standpipe. Site power and construction water must be located in the immediate vicinity of the building site, at most 15m from the building, and must be kept available from the start of construction until the end.

The costs of installation, maintenance and consumption of construction water and site power are borne by the client.

The client also bears the rental and consumption costs for any heating and drying measures that may be required.

The further site set-up, the site toilet, the scaffolding and the disposal of rubble for the trades included in the scope of services are already included in the building contract. The building site is handed over broom-clean. Fine cleaning is not part of the scope of services, but can of course be commissioned subsequently.

House connections

The provision of all house connections for electricity, water, gas, waste water, internet and telecommunications is the responsibility of the client. All plastic conduits for supply and disposal are laid, in consultation with the clients, by the shortest route to approx. 0.25m outside the foundation slab. The supply and installation of a 4-way multi-utility house entry with a conduit length of up to 3m is already included. This is a central, sealed distribution point for the services to be introduced. Where the utility companies require their own conduits and/or special service entries, these are to be provided by the client or can be commissioned subsequently. (Any necessary installation of backflow preventers and lifting stations is possible for an additional charge). If a pressure test is required by the waste water association, the costs are to be borne by the clients. In accordance with DIN EN 12056, the foul water pipes are to be installed with a soil cover of at least 80cm, frost-free below ground level. Wherever technically possible, the pipes are to be routed out of the building by the shortest route. If free drainage to the existing public sewer is not ensured, a foul water lifting station is to be installed by the client.

A lifting station is not included in the scope of services.

Our site management will be happy to advise you on all questions regarding site set-up.

03Earthworks

In respect of the plot to be built on, the contractor assumes that level terrain flush with the street is present. The excavated soil is stored professionally in heaps on the plot up to a maximum of 5m from the building for later use by the client (where this is possible) or is disposed of at the expense of the client. Normal, light to medium-heavy, level, load-bearing soil without any tree, root or rubble content is assumed. If, for whatever reason, such as lower-lying terrain or a sloping site, additional sand, gravel or topsoil is required to fill the site, these costs are not part of the contractor's scope of services and will be charged separately. The same applies to the removal of soil, tree stumps or similar. In the case of non-load-bearing soil types (e.g. topsoil, humus layers, peat soil, clay or similar), the special costs for the foundation must be invoiced additionally. If groundwater lowering becomes necessary, the costs are likewise borne by the client. The calculation basis for the earthworks is soil classes 1, 3 and 4 in accordance with DIN. Soil free of strata water and groundwater is assumed. All additional work required for the professional preparation of the subsoil for the foundation slab constitutes additional costs and is to be agreed separately. Should the soil conditions or the soil report therefore result in additional services, these are to be agreed and remunerated separately.

Houses without basement

The topsoil (up to a maximum of 30cm) is removed in the area of the surface to be built on. Foundation trenches for the strip foundations or frost aprons are excavated to a width of 30cm for rendered façades or 35cm for facing-brick façades, to a depth of 80cm. In the area of the foundation slab, a capillary-breaking sand or gravel layer of up to 30cm thickness is placed in layers as a sub-base and mechanically compacted, as specified in the soil report. Should the soil report specify foundation with BRC concrete, the difference from the sand or gravel layer will be charged – the same applies to conditions in the building permit, e.g. if only natural stone chippings Z0 may be used. In such a case, invoicing is transparent, based on weighbridge tickets.

The excavation is dug to a maximum depth of 250cm. The following prerequisites must be met: free excavation possibility/formation of slopes in accordance with DIN without additional safety measures, and sufficient storage space for the required excavated soil. Additional excavation supports, such as shoring, sheet piling, formwork, dewatering or structural safeguarding measures for neighbouring and adjoining buildings etc., are not part of the contract. A working space of not less than 4.5m must be provided around the excavation as a minimum.

The working space is backfilled with the existing usable excavated soil up to the existing ground level. If the soil is not suitable for backfilling, fill soil must be provided by the client or commissioned subsequently. Surplus soil remains the property of the clients. A gravel bed is not included in the calculation; it is assumed that there is a sufficient gravel base course at foundation level.

10Carpentry work

10.1 Intermediate floors (bungalow) with roof pitch of up to 35°

For roof pitches of up to and including 35°, the ground floor ceiling is produced as a timber beam structure, unless a concrete ceiling is contractually provided for. A corresponding trimmer is already prepared for the installation of a staircase between floors or a loft ladder.

10.2 Roof structure

The beams, rafters and trusses of the roof structure consist of native softwood; (structural solid timber spruce/fir strength class NSi C24, where required BSH glulam spruce/fir GL 24/28 C without chemical wood additives. The timber used must be kiln-dried. The roof structure is jointed in a workmanlike manner, including all required galvanised small iron parts and bolts as well as structurally specified steel frame constructions, steel columns etc., and erected by the carpenter and executed as a solid trussed roof structure. The respective design depends on the house type and is specified in the contract documents. The load assumptions in accordance with Eurocode EC1 apply to all roofs: wind load zone 2 and snow load zone 2*NDTL =0.85KN/m². For the installation of solar and photovoltaic systems, our roof structures are equipped with additional loads of 20 kg/m² included in the calculation. The special feature: we reinforce the entire roof surfaces for you. Whether north, south, east or west – no matter where you want to install your systems, the entire roof is suitable for it. Later retrofitting is guaranteed to succeed at any point on the roof. Stress-free processes with less effort.

10.3 Roof overhang

As standard, the roof overhang is ~25cm at the gables and ~75cm at the eaves, measured from the render to the outer edge of the roof overhang. (without gutter) Different roof overhangs are described in the planning proposals, quotations or contracts.

11Roofing work

11.1 Roof covering

The roofing work is carried out in accordance with the technical rules of the German roofing trade and the manufacturers' guidelines, in the version in force in each case. Against moisture and driving snow, a diffusion-open roofing underlay with counter battens, S10 roof covering with clay roof tiles, is installed above the rafters. The roofing underlay meets the requirements of an emergency covering and, depending on the roof and type of use, is seam- and joint-bonded. The ridge, hip, verge and ventilation tiles are arranged depending on the respective roof shape.

The counter battens are executed in accordance with regulations with nail sealing tape or nail sealing compound for the corresponding roof pitch.

The ridge and hip areas are professionally covered with dry ridge and dry hip. The roof covering consists of high-quality clay roof tiles from Jacobi Walther, make: J11V matt/engobed in the colours natural red, old red, dark brown or old black; from Braas, make: Rubin 11V matt/engobed in the colours natural red, copper red, copper brown, anthracite, and the brand Roeben, make: Piemont matt/engobed in the colours copper red-brown, chestnut brown, Havana brown, Tobago brown, anthracite, titanium grey, graphite or black.

The valleys are lined with titanium-zinc sheet and processed in a workmanlike manner. Included in the fixed price are all required shaped pieces for verge, ridge, hip and ventilation, taking into account the manufacturer's use and installation instructions (aerial tile and mast for an additional charge). The wind uplift securing of the roof covering is carried out according to the project-specific calculation.

At the request of the authority, e.g. in areas with heavy snowfall, a snow guard may be prescribed. This is not included in the scope of services and can be ordered as part of the supplementary agreements.

11.2 Roof overhangs

The visible roof overhangs are boarded on the underside with primed tongue-and-groove profiled boards d=19 mm and are produced using corrosion-protected nails or staples. The eaves sides receive visible boarding on planed rafter ends. If facing masonry is selected, as well as for houses with a trussed roof structure or hipped or mansard roof, eaves cornice boxes with profiled board cladding on the underside are installed. In addition, for trussed roof structures the gable verges are produced with an underboarding of primed profiled timber. Trussed roof structures have no visible purlins or

rafters. Visible external timber parts receive a final coat of paint on the outside. The paint is applied in the installed state. Glazes or other RAL colour shades are possible at no extra charge.

11.3 Dormer walls, towers, 3rd gable

The vertical end faces and fronts of the dormers, 3rd gable and towers, where present, are executed with a cladding of ETICS with reinforcement and textured silicone resin render in accordance with the selected house render colour. Other designs are possible for an additional charge.

11.4 Chimney (if contractually agreed)

A Schiedel Absolut chimney with thermal air duct is installed in accordance with the manufacturer's guidelines. The flue pipe diameter is 18cm. It is positioned close to the roof ridge directly on an internal wall and, as standard, projects 40cm above the roof ridge.

With the new regulation of the BImSchV of 01.01.2022, the removal of exhaust gases is to be ensured by free air flow. The mouth of a chimney must now lie outside the so-called recirculation zone of the individual building, i.e. outside the area where exhaust gases cannot be carried away by the wind and remain on site. For this purpose the outlet opening of the chimney must be positioned close to the roof ridge and project at least 40 centimetres above it. The “at least”, however, relates to many variables – including the roof pitch and the total heat output of the heating system. They help determine which chimney height is mandatory. Roughly speaking, however: the more output the heating has, the higher the chimney.

The chimney head is flashed into the roof surface with titanium-zinc sheet. The chimney head is clad with fibre cement slates, colour black/anthracite, up to a height of approx. 1.00m above the roof surface, and sealed with rolled lead and a permanently elastic joint. As its top termination the flue pipe receives a rain cap.

The chimney is fitted with corner protection beads and plastered on the ground floor and upper floor or converted attic storey. In the chimney area, an uninsulated roof access window for a cold roof, Velux GVK, opening to the side, colour black, access opening approx. 40x55cm, together with a standing grate next to the chimney, is installed. The number of roof steps depends on the circumstances and the regulations of the chimney sweep. The number can only be determined exactly during execution. Two steps and one standing grate are included, as well as a reinforcement set; any requirements imposed by, among others, the chimney sweep will be additionally remunerated by the client.

11.5 Roof drainage

Roof drainage is via hung half-round gutters and downpipes (DN 100) made of titanium-zinc sheet. The downpipes are routed down to ~0.20m above ground level and end there. Standpipes with cleaning openings or the connection to rainwater infiltration, as well as leaf guards, are not part of the scope of supply.

11.6 Roof windows in the attic storey (if contractually agreed)

The following roof windows without roller shutters are installed as standard:

  • Velux roof window Thermo VEL GGL MK06 2070 (78cmx118cm) centre-pivot window with top operation, wood, white

lacquered, aluminium flashing frame

  • Velux roof window Thermo GGU MK06 0070 (78cmx118cm) centre-pivot window with top operation, white plastic, aluminium flashing frame in the wet rooms

The roof windows have a U-value of 1.3W/m²K. The installed roof windows are clad on the room side with plasterboard (drylining work/service) and have a surrounding insulation frame.

The roof windows are installed at an additional charge if these costs are not already listed and included in the building contract.

12Drylining work

12.1 Attic storey conversion

In the converted attic storey, the ceilings and roof slopes are clad with 12.5mm thick plasterboard. For houses with a roof pitch of up to 35°, the ground floor ceiling is likewise clad on its underside with 12.5mm thick plasterboard.

The wet rooms receive, on the inside, a moisture-resistant board as a second layer. The joints of the plasterboard are skim-filled twice, smooth, and sanded (Q2 quality). Non-combustible mineral insulation materials are processed and installed as thermal insulation to the heated space (thickness 24.0cm, WLG 035). The insulation of a cold roof is not included in the quotation price. A PE vapour barrier membrane is installed between the insulation and the plasterboard.

The knee wall or eaves space of studio-type roof trusses is likewise clad with plasterboard, and the joints are skim-filled twice to a smooth finish and sanded (Q2 quality). Acrylic joints between drylining and masonry are made in the course of the painting work (if the painting work has been commissioned).

  • 24.0 cm mineral wool (WLG 035) between the collar beams/rafters/eaves spaces/floor slab above the upper floor
  • airtight vapour barrier membrane in accordance with DIN 4108 Part 7
  • Metal substructure – ceiling with base and load-bearing profile, sloping roof surface with load-bearing profile
  • 12.5mm drylining board (plasterboard), single-layer boarding
  • Sloping ceilings and areas to be tiled in the bathroom are clad with moisture-resistant plasterboard

12.2 Stairs to the loft space

As access to the loft space, a thermally insulated (U-value 1.1W/m²K), three-section folding stairway with a continuous lip seal and insulating frame, measuring 60cmx120cm, is installed between the rafters, parallel to the roof beams. A different installation arrangement (across the rafter direction) can be provided at the client’s request for an additional charge. The loft space receives a walkway approx. 60cm wide as far as the roof access window (if purchased as well), otherwise max. 5m². The walkway consists of rough tongue-and-groove boards or OSB boards.

12.3 General

The supply and waste pipes running in the bathroom, guest WC and kitchen that are mounted on the wall are boxed in with plasterboard. The pipework in the utility room remains visible. The conversion of the loft space is not part of the scope of services, but can be commissioned separately for an additional charge.

13Windows, French windows, roller shutters, window sills

13.1 Windows and French windows – particularly SUSTAINABLE, max. THERMAL INSULATION, absolute DESIGN TREND - PERFORMA

White window and French window units on the ground floor, upper floor and converted loft floor are installed, made from modern, durable, easy-care branded uPVC profiles from Rehau with an installation depth of 80mm in the frame and 82mm in the sash (manufacturer: Brömse, type “PERFORMA” – the new reference). Quality, high tech and sustainability in their finest form. Made from up to 75% recycled material, fully reinforced with glass fibre and equipped with three sealing levels, it is not only extremely stable and sustainable, but at the same time also sets standards in terms of airtightness and thermal insulation. No environmentally harmful foams or additional profiles are used. The extensive avoidance of steel results in a very low CO2 footprint.

The highly thermally insulating 7-chamber technology made from the high-performance material RAU—FIPRO X has high stability without additional steel reinforcement. As a result, excellent thermal insulation properties and low thermal linear expansion can be achieved with maximum torsional rigidity. A state-of-the-art centre sealing system with three sealing levels ensures very high airtightness. The PERFOMRA is designed for a service life of more than 40 years. All profiles used are fully recyclable despite the glass-fibre reinforcement.

High security standard – comfortable ROTO-NX fittings technology with Brömse-Safe plus security as standard, with continuous, solid security strike plates and steel mushroom-head pins, ensure a high security standard.

All tilt-and-turn windows are equipped with up to 8, and tilt-and-turn patio doors with up to 10, mushroom-head locking points, sash lifter with incorrect-operation lock, magnetic catch and pull handle. (for patio doors) The handle grip is white.

An additional feature at extra cost is the LowE profile technology – the profile variant with additional LowE profile technology in the frame and sash, in steel-free dimensions, offers energy efficiency in perfection with a Uf value of 0.84W/m²K. Uw values of up to 0.68W/m²K are thus possible with triple glazing with Ug=0.5W/m²K, incl. TGI-

edge spacer possible. (for an additional charge)

As standard, the U-value (Ug) of the glass of the windows is 0.6 W/m²K and the U-value (Uf) of the window frame is 1.0 W/m²K.

The Uw of the window is therefore 0.82 W/m²K. The glazing has Thermix spacers (warm edges). Up to a window width of 1.51m (structural opening dimension), single-sash windows with tilt-and-turn function are installed. For window widths of more than 1.51m, double-sash windows (turn/tilt-and-turn) are installed.

The French window units receive a tilt-and-turn function. Bay windows on the ground floor with parapet heights from 0cm to 75cm are made as fixed windows.

On request, colour-foiled uPVC profiles can be installed in all properties for an additional charge. State-of-the-art high-performance foils with additional UV protection are available in more than 50 decor variants. In addition, the PERFORMA can be painted on the outside in over 150 RAL colours. There are thus no limits to individual design wishes.

Bevelled glazing beads, the almost invisible ProFi corner and the HigH-Definition finishing give the diamond among windows its final polish.

When installing window glazing bars or laminated safety glass (VSG) glazing, we point out that these components can in some cases worsen the achievement of an Efficiency House 55, 40 or 40+ and that countermeasures, possibly at extra cost, may have to be taken. The number of windows results from the respective floor plans and is recorded precisely in the respective building contract on the Details page under the sub-item window list.

Ventilating properly can be so simple. arimeo window rebate ventilators are installed between the sash and the frame of the window, so that they can be seen neither from outside nor from inside. As the air flow path, the window rebate ventilators use exclusively the space between sash and frame, i.e. the window rebate, independently of the fittings, even at higher air volumes.

With the new generation of window rebate ventilators, new standards in terms of aesthetics and living comfort are set in the implementation of ventilation concepts. arimeo window rebate ventilators precisely regulate the air flow. This creates invisible and imperceptible ventilation concepts in accordance with DIN 1946-6, and arimeo thus convinces architects and window manufacturers alike – does not apply if a living-space ventilation system with heat recovery is installed.

13.2 Interior window sills

All windows on the ground floor and upper floor, as well as the gable and dormer windows in the converted loft floor, receive a natural stone window sill of choice with a maximum (visible) depth of 20cm and a thickness of 2cm, within a price range of €35.00 gross per linear metre.

13.3 External window sills

All windows (except roof windows and basement windows with light wells) receive aluminium window sills in the colours EV1 (silver), BC4 (dark bronze), anthracite (RAL 7016) or white with matching sliding end caps. On request and for an additional charge, all RAL shades are possible.

The window sills are fitted with anti-drumming strips on the underside and are screwed on with an additional black seal to the window connection profile.

This type of construction does not require a second water-carrying layer beneath the window sills.

Depending on preference, 3cm thick natural stone window sills of choice within a price range of €35.00 gross per linear

metre can also be installed instead of the aluminium window sills

In the case of facing brickwork, a rowlock course of facing bricks is built. Floor-to-ceiling windows on the ground floor receive a 5cm deep aluminium rail instead of window sills. The aluminium rail serves for the neat accommodation of the roller shutters.

Window sills are not suitable for walking on and/or special loads!

13.4 Roller shutters

All rectangular windows and French windows on the ground floor, upper floor and converted loft floor (excluding roof windows) receive complete roller shutter systems. The high-quality, thermally insulated roller shutter curtains (slats) consist of sturdy aluminium profiles in 12 different colours. The roller shutter curtains are operated manually by means of strap winders attached to the window frame. The box height is approx. 24cm, the depth is approx. 26cm. The roller shutter boxes are installed flush with the masonry on the inside and plastered over. The roller shutter top-mounted elements made of thermally insulating hollow-chamber profiles are integrated into the window units and receive a specially shaped thermal insulation insert. The overall U-value of the roller shutter box is 0.8W/m²K.

General

All windows and external doors are installed wind-tight. In addition, the windows receive an Apu strip on the outside through the render system. Houses with a facing brick façade receive no Apu strip on the outside, but a Kompriband (pre-compressed sealing tape). All floor-to-ceiling windows and doors are additionally covered in the base area with a water-repellent foil applied from the outside. Installation is carried out in accordance with the guideline for the planning and execution of the installation of windows and front doors for new build and renovation from ift Rosenheim – Institut für Fenstertechnik (Institute for Window Technology).

Other designs, such as timber windows, security fittings or security glazing, soundproof windows, round-arched, triangular or gable windows, are possible at extra cost. For electric drives for the roller shutters, Somfy electric motors or equivalent are installed.

In every dwelling, one window on the ground floor and one on the upper floor is designated as an escape window in the building permit application. When electric roller shutters are purchased, escape windows must additionally be equipped with a hand crank. In an emergency, this allows the roller shutter to be opened even in the event of a power failure.

14Front door, side entrance door, garage door

14.1 Front door THERMO 80 BRÖMSE

The front door is an extremely sturdy uPVC front door with a large construction depth of 80mm. Extra-strong steel reinforcements and welded corner connectors in the sash ensure maximum stability. 15Heating, air-to-water heat pump

15.1 Air-to-water heat pump, including 185 l hot water cylinder

In all houses, the heating plant is installed in the utility room on the ground floor, unless the house has a basement. The heating system consists of an outdoor unit, which is installed in the immediate vicinity of the heating room, an indoor unit, and a potable hot water cylinder, including all fittings and accessories, which are installed in the house connection room or heating room.

An air-to-water heat pump, make: Vaillant type aroTherm VWL with uniTower, approx. 185 l domestic hot water cylinder and multiMATIC VRC 720 controller in the corresponding output size, is installed.

The heating system is equipped with an electronic control unit for weather-compensated flow temperature and night setback. The nominal output of the heating system is determined in the thermal insulation certificate.

All fittings for control for winter and summer operation, including outdoor temperature sensor, safety valves, safety and control thermostat and all other accessories, are installed in accordance with regulations. All rooms on the basement, ground, upper and converted loft floors are heated, with the exception of storage rooms and house connection rooms under 5m² and the garage.

The system is installed ready for operation and handed over ready for use with all required components and fittings. Control is by modern electronics. The flow temperature of the heating water is adjusted via a weather-compensated outdoor sensor.

An additional meter position for a special heat pump tariff is not provided, but can be purchased additionally.

Optionally (at extra cost) there is a cooling function for pleasant room temperatures in the warm season.

Circulation pipes can be offered for an additional charge. However, we must point out that these may severely impair any desired Efficiency House classifications 55, 40 and 40+. This saves energy, costs and maintenance effort. A circulation pipe is therefore included in the scope of services only for a basement, because of the then very long runs.

Operation of the system produces condensate at the outdoor unit. Owing to the efficient mode of operation of the heat pump, ice may therefore form on the outdoor unit. When your external works are carried out, you should therefore ensure drainage (infiltration) via a bed of round gravel.

As an alternative to the air-to-water heat pump, brine heat pumps can also be offered for an additional charge.

We recommend concluding a maintenance contract with the installation company carrying out the work or another specialist company of your choice. Operating faults attributable to lack of maintenance lead to exclusion of the guarantee and to further chargeable service work.

15.2 Underfloor heating

Underfloor heating with individual room control is supplied and installed on the basement, ground, upper and converted loft floors. The heating pipes consist of heat-stable plastic pipes and are laid on the insulation. The underfloor heating is designed in accordance with calculation (35° flow/28° return). They are laid in the thin-bed method, straight with cross joints or in random bond. External corners receive inset plastic corner protection profiles where required. Floors and splash areas in bathroom and WC receive a brush-applied sealing coat, with a rubber-coated fabric tape worked into corner and connection joints. Mosaic tiles, borders, special formats, diagonal laying, or half-bond or special-format laying can be carried out for an additional charge. The selection of materials and fittings and the purchase of the tiles take place exclusively via the laying contractor and its dealer.

Floor tiles

The floors in the kitchen, in the porch/hallway, utility room, guest WC and bathroom are tiled with ceramic tiles in the thin-bed method, laid square to the enclosing wall, and grouted in grey. In rooms where the walls are not tiled (kitchen & porch/hallway), tile skirtings approx. 8cm high are made from floor tiles. At the transitions between tiles and carpet, profiles are fitted as a neat finish.

The expansion joints in the wall and floor areas receive silicone sealing (colour matched to the grout colour). These joints are so-called maintenance joints, i.e. tears are not subject to the warranty and any renewal that may be required is chargeable.

Guest WC

The WC walls are tiled to a height of approx. 1.50m. The wall boxing-in (up to 1.50m height) for the concealed WC cistern is likewise tiled and receives a tiled shelf.

The frames receive a 3-sided rubber seal, door leaves with a warded lock and one key as well as a stainless steel lever handle set within a price range of €20.00 gross/unit. The connecting door between garage (if present) and house is made in accordance with DIN as a fire-retardant (FH) door, T30, primed in grey (the final coat is applied by the painter, if commissioned).

20Stairs

Interior staircase

As standard, elegant solid wood staircases of the Treppenmeister brand with CE mark 0780CPD51005 in support-bolt construction are installed. Thanks to the stable construction supporting the balustrade on one side and the treads mounted on rubber in the wall, the solid wood staircase is tread-elastic, easy on the joints and noise-reducing. To avoid vibration transmission, the flight of stairs is acoustically decoupled from the walls. The width of the flight is approx.

90cm. The glued treads have rounded front edges. The wooden balustrade has a rectangular handrail and timber spacer sleeves between the treads as well as stainless steel balusters. Any parapet balustrades that may be necessary are included in the scope of delivery.

The solid wood staircase is made as an open (without risers), stringerless staircase in parquet beech (finger-jointed beech), lacquered surface. On request, other shapes and materials can be selected for an additional charge.

For bungalows with a roof pitch of up to 35°, the staircase between ground floor and loft floor is omitted. An external staircase is not part of the scope of services and can be agreed as a special service.

21Balconies

Balconies and loggias, if present, are designed as cantilever slabs with Isokorb. If there are living spaces directly beneath the balcony or loggia, appropriate thermal insulation is installed. All balconies receive a screed laid to falls or insulation laid to falls. Drainage is via a drip edge flashing. Where there are living spaces below, drainage is via spouts or the gutter system. The balconies receive a tiled covering of choice (€30.00 gross/m²). The standard metal balustrade is made as follows: top and bottom rails of hot-dip galvanised flat steel and the vertical round infill bars of round steel, also hot-dip galvanised.

22Painting, carpet, laminate and parquet work

The painting, wallpapering, carpet, laminate and parquet work is not part of the contractor’s scope of services, but is to be carried out by the client personally after handover of the house. For an additional charge (the square metre price – here laminate and parquet – includes all the material: transition profiles, skirting boards, impact sound underlay for laminate, primer and adhesive for parquet), this work can of course be commissioned subsequently.

Painting and wallpapering work, tiling work and floor covering work, fitted kitchens, fireplace installations, etc.

Additional and reduced work after conclusion of the contract may increase or reduce the contract sum. The difference is recorded in a written supplementary agreement and invoiced separately. These may lead to an extension of the construction period.

Construction execution and warranty

The construction work is carried out in accordance with the generally recognised rules of technology. The warranty is governed by the provisions of the BGB (German Civil Code), in particular §634 a BGB, and begins on the day of acceptance (§634 a para. 2 BGB). The warranty does not apply to defects/faults attributable to external influence or misuse.

By way of derogation, the warranty periods of the manufacturers and suppliers apply as agreed to all appliances, fixtures and materials.

Special notes

All materials and components used are subject to wear. Even during the warranty period, they must be maintained regularly, at the client’s own responsibility, by the client or by specialist firms commissioned by the client. This applies in particular to building services installations, windows, doors and other moving components, paintwork and elastic joints.

Recommendation

We generally recommend installing a controlled ventilation system for supply and extraction of air that ensures the required minimum air change rate. If such a system is dispensed with, the client is obliged, at its own responsibility, to ensure air exchange by repeated window ventilation or other suitable measures in order to avoid mould growth.

General

The drawings for the order and for the building permit application are generally prepared before the structural analysis is produced. Should the structural calculations result in design-related changes, the details required by the structural analysis shall always take precedence over the drawings from the offer or building permit application. Should this result in additional costs, these are to be reimbursed by the client.

It is assumed that the main window areas face south. If this orientation of the house is changed, changes to the scope of services, and thus price changes, may become necessary owing to the requirements of the Energy Saving Ordinance (ENEV).

Should additional measures such as awnings, blinds, roller shutters or solar-control glazing become necessary on the basis of summer thermal protection requirements, you will receive a separate offer for them.

This project reflects the state of planning and knowledge at the time of issue. The content of the building contract with the associated building specification, as well as the extras and further agreements, is decisive for the details of the property to be purchased. The construction project is built in accordance with the generally recognised construction engineering rules and the manufacturers’ specifications.

The scope of delivery and services depends in detail on the wishes of the clients, which are recorded in writing. Drawing details in the catalogue and order documents, such as furniture, fitted cupboards, sanitary fixtures, window and front door design, shelves behind baths/WC/washbasins etc., are only part of the contractor’s scope of delivery if these details are specified in writing in the order and have been confirmed by the client.

Requests for changes by the client during the construction period must be submitted in good time and in writing to the contractor’s management. All fixed room sizes have been taken from the preliminary designs. Changes caused by planning and construction requirements or initiated by the supplier, or individual wishes of the client (such as, for example, enlargement of window areas, orientation of the house on the plot or similar), can lead to deviating values in the building permit application and execution documents or technical certificates.
