When building a house, careful execution matters in every phase. That is why we accompany our projects throughout the entire construction period. The personal site management and coordination by Richter Haus is complemented by the professional checks of our own construction controller and building surveyor. In addition there are independent inspections by external specialist firms as well as the TÜV construction supervision that is provided for as standard. An independent surveyor appointed by the clients is also welcome with us at any time.
Building quality does not come from a single inspection at the end. It comes from personal support, professional checks and traceable inspections throughout the entire construction process. At Richter Haus several levels of quality assurance therefore work together.
The site management accompanies the project from the start of construction through to the handover inspection. It coordinates the construction process, brings together the necessary agreements and is the central contact for the clients. For the professional assessment of the execution it works closely with our construction controller and building surveyor.
Mr Morzuch accompanies our projects as an experienced construction controller and building surveyor. In addition to the ongoing site management, he checks the execution in the individual construction stages and verifies whether the agreed services and quality requirements are being implemented properly.
We deliberately have certain technical works checked by external specialists. These include the inspection of the foundation bed by the soil surveyor, the check of the earthing system by an external specialist firm and the test of the airtightness by a qualified measuring service.
In addition, independent TÜV construction supervision across several construction phases is provided for. The results of each inspection are documented in detail and made available both to the clients and to Richter Haus.
Our clients can call in their own independent construction supervisor or surveyor at any time. We welcome this additional professional support, because transparent checks and open cooperation create certainty and trust.
Every construction phase creates the basis for the work that follows. That is why the execution is continuously accompanied and checked from the foundation through to the handover. In this way irregularities can be identified, raised and resolved early, before further work is built on top of them.
Already when preparing the subsoil and producing the base slab, design and execution must match carefully. The foundation bed is inspected by the soil surveyor and thus independently of the earthworks contractor.
During the shell construction, the execution of the masonry, the load-bearing components, the component junctions and the further progress are checked, among other things.
For the roof structure, windows, seals and other parts of the building envelope, properly executed junctions are particularly important. These works, too, are attentively accompanied during execution.
As the interior works progress, different trades and technical systems meet. That is why the execution and the interfaces between building services, screed, fit-out works and the subsequent services are checked as well.
At the end of the project come the joint handover inspection and the house handover. The checks, inspections and documentation carried out during construction provide a reliable basis for this.
For important technical inspections, the company carrying out the work does not assess its own performance alone. Richter Haus commissions independent specialists and qualified measuring services for this.
The foundation bed is inspected by the soil surveyor. The assessment is therefore independent of the company that carried out the earthworks.
The earthing system is checked by an external specialist firm. The proper execution and the results of the inspection are documented in accordance with the technical requirements.
With the blower door test a qualified external measuring service checks the airtightness of the building envelope. Possible leaks can be identified and the measurement results documented traceably.
The TÜV construction supervision adds a further independent assessment to our personal site management, the checks by our own construction controller and the other external specialist inspections.
Three TÜV inspections are provided for houses with a base slab and four for houses with a basement. For each assessment the TÜV produces a detailed report, which is made available both to the clients and to Richter Haus.
Within the contractual agreement the clients decide whether to use the TÜV construction supervision provided for or to choose another form of independent construction supervision.
Our clients can additionally commission their own independent construction supervisor or surveyor to accompany their project. This person can act in addition to our own checks and the external inspections provided for.
We are open to further professional checks. Factual cooperation, transparent processes and traceable inspections strengthen mutual trust and give the clients additional certainty.
The CM measurement determines the residual moisture in the screed.
A vivid example of our practical quality assurance is the CM measurement, also known as the calcium carbide method. It determines the residual moisture in the screed properly before the subsequent floor coverings are laid.
Residual moisture that is too high can later cause damage to floor coverings. Precise moisture measurement therefore creates an important basis for the quality and durability of the interior works.
In the measurement shown in the video the residual moisture was within the intended range. An essential prerequisite for the subsequent work was thus met.
