Our house types serve as a well-thought-out basis for the individual planning of your house. Floor plans, room layout, windows, materials and fitting details can be adapted to the plot, the building-law options and your personal wishes.
Not every detail has to be fixed at the start. Many decisions on electrical fittings, bathroom, tiles, interior doors, stairs, colours and other features can be made during planning and the scheduled sampling sessions. The concluded building contract, the associated building and performance specification and the individually agreed services are decisive.
Our houses without a basement receive a reinforced concrete floor slab up to 20 cm thick, built according to the structural calculation. In multi-storey houses, solid reinforced concrete ceilings up to 20 cm thick are built according to the structural design.
The external wall structure provided for in our building and performance specification consists of 24 cm Poroton brick masonry and matching 14 cm thermal insulation. Depending on the house design, energy requirements and individual agreement, other solid wall structures are also possible – for example 36.5 cm monolithic Poroton masonry, filled Poroton bricks or aerated concrete.
In bungalows with a roof pitch of up to 35 degrees, a timber joist ceiling is generally built in accordance with the building and performance specification, unless another ceiling construction has been contractually agreed.
As standard, our houses have a roof overhang of about 75 cm on the eaves sides and about 25 cm on the gable sides, unless the design and contractual agreement provide otherwise. The roof truss is designed for an additional load from a photovoltaic system of 20 kg per square metre over the entire roof area. In addition, an M50 empty conduit with pull wire is run to the utility room. The photovoltaic system itself is only part of the scope of services if it has been expressly agreed.
Heating is provided by a Vaillant aroTHERM pro air-to-water heat pump VWL 75/7.1 A 230V with the natural refrigerant R290. The system includes the Vaillant uniTOWER VIH QW 190/7 with an integrated 190-litre hot water tank and the sensoCOMFORT VRC 720/3 system controller. The specific design depends on the respective house, the energy calculation and the contractual agreement.
Heat is distributed evenly in the living spaces via underfloor heating. A cooling function can also be provided depending on the technical design and the individual contractual agreement.
The fittings are specified together with the clients during the scheduled sampling sessions. These include the electrical fittings with switches and sockets from the Gira Standard 55 range as well as the selection of sanitary ware, taps and tiles within the agreed price ranges.
In accordance with the planning sketches, interior doors from Ringo in white lacquer or with high-quality CPL coating in four finishes are installed. The final selection is made during sampling. The current building and performance specification and the contractual agreement are decisive.
The planned scope of services includes white windows and French windows with the PERFORMA window system from Brömse, made from modern, durable and easy-care REHAU branded plastic profiles. The exact design depends on the current building and performance specification and the contractual agreement. Manually operated aluminium roller shutters are provided in accordance with the specification. Electric operation can be agreed individually.
The floor-level shower is built with a sloping screed and a Geberit CleanLine 20 stainless steel shower channel. A shower enclosure is not included in the scope of services unless additionally agreed.
In multi-storey houses, an open, stringerless Treppenmeister solid wood staircase in bolt-supported construction is installed as standard. It is made of beech parquet with a lacquered surface, rectangular handrail, wooden spacer sleeves and stainless steel balusters. Other types of wood and designs can be chosen at extra cost.
Tiles are included in the designated rooms within the agreed price and format range in accordance with the building and performance specification. Painting, wallpapering, carpeting, laminate and parquet work are not part of the standard scope of services, but can be agreed separately.
The construction of our houses is continuously supervised during the building period. In addition, technical inspections are carried out by our own construction controller and building expert, as well as independent tests by external specialist companies.
The foundation bedding is inspected by the soil surveyor and thus independently of the earthworks contractor. The earthing system is checked and documented by an external specialist company. The airtightness of the house is checked by a qualified measuring service in a blower door test.
The TÜV multi-phase construction monitoring generally provided comprises three inspections for houses with a floor slab and four for houses with a basement. A detailed report is prepared for each inspection. A different arrangement can be agreed individually in the contract.
Clients can also bring in their own independent construction consultant or expert. Open and objective cooperation and transparent inspections are expressly welcome at Richter Haus.
Optionally, a waterproof concrete comfort basement in stress class 1 and usage class A with a 25 cm waterproof concrete floor slab can be agreed. Its specific fittings and use depend on the design, the structural conditions and the contractual agreement. The basement is not part of the standard specification.
Usage class A does not automatically mean that all basement rooms may be used as living space. Residential use depends, among other things, on the design, the permit, building regulations and the individually agreed finishing works.
